Relocating to West Austin and Lake Travis

I’m Cynthia Mattiza, an Associate Broker with Kuper Sotheby’s International Realty in Bee Cave, and I help executives and families relocating to Austin choose the right community first and the right home second, running searches remotely and introducing you to neighbors, so you land with a built-in community.

Why do I do relocations?

Because I have been the person arriving somewhere new. I have lived across South America and California, and I moved to Austin in 2008. When clients tell me they are worried about landing in a city they do not know, I can say honestly that I have been in their shoes, and that the community you choose is what makes a move feel like home.

What does a relocation with me look like?

  1. A consultation about the big picture. Timeline, budget, family, work, and what you want your evenings and weekends to look like.
  2. Communities before houses. We compare Bee Cave, Lakeway, West Lake Hills, Lake Travis and Spicewood neighborhoods against your priorities, so you are choosing a place, not just a property.
  3. Remote search. I curate options, arrange virtual previews and plan a house-hunting trip around your schedule.
  4. A team on the ground. Vetted lists of brokers, title agencies and inspectors, plus coordination with a Sotheby’s advisor if you are selling a home in another state.
  5. Landing. Introductions to neighbors and other families nearby, so you arrive with a community, not just a mailing address.

How do I help you choose a neighborhood?

By testing the choice against how you will actually live. The best neighborhood is not simply the one closest to the office. Five things decide it:

  • Your real commute. Drive it at the hours you will travel, not just the mileage.
  • Evenings and weekends. Golf, tennis, boating, trails, restaurants: different answers point to very different places.
  • Amenities that fit your life. A marina matters to a boater; trails or a low-maintenance property may matter more to someone else.
  • Privacy versus proximity. Neither is universally better.
  • Local guidance beyond the listing. Someone who can compare commute patterns, character and long-term priorities, not just schedule showings.

My relocation decision guide walks through this for Westlake, Bee Cave, Lakeway and the Lake Travis communities.

Can you buy in the Austin area before you move?

Yes, and it works when the search is built around your start date. A family relocating from Seattle for a tech job transfer went from first call to contract in about one month and closed in June 2026, with the search run remotely. A couple moving from Virginia toured nearly a dozen homes on one trip, went under contract a few days after the first showing, and closed during the holidays. Both stories are on the results page.

What about schools?

I walk every buyer through school zoning before they fall in love with a house, not after. Zoning inside Lake Travis ISD can shift which elementary, middle or high school a home feeds into, even between two houses a few streets apart, and that difference shows up in resale value. West Lake Hills is served by Eanes ISD. I will point you to the district’s own boundary tools and help you read them, and I do not rank schools for you.

What about executives relocating for work?

Executives often start with a map and a commute radius. One corporate-relocation couple I worked with needed to reach downtown Austin but did not want the commute to define the search. After comparing communities around Lake Travis they chose Costa Bella, a gated waterfront neighborhood near Lakeway, and accepted a longer, traffic-dependent commute in exchange for privacy, views and a home that feels like a retreat. That trade-off is a real decision, and I want you to make it deliberately.

Seattle to Lake Pointe: a remote relocation that closed on the job-transfer timeline

The situation
A family moving from Seattle for a tech job transfer had a fixed start date, little time to visit, and a city they had not lived in. They wanted to be close to family in a neighborhood that felt like a community, where their son could ride his bike and make friends quickly.
The approach
Cynthia ran the search remotely and matched the family to a community before showing homes, comparing Lake Travis-area neighborhoods against what they said mattered: a welcoming community and everyday convenience. Lake Pointe came out on top. She also personally knew three of the family’s direct neighbors.
The outcome
The family closed in June 2026 on the timeline the job transfer required, about one month from first call to contract.

Virginia to Austin: a two-state move that closed over the holidays

The situation
Buyers were selling a home in Virginia while buying in Austin. They met Cynthia for a relocation consultation in March and chose to wait for the right market window rather than rush.
The approach
Cynthia connected them with a Sotheby’s advisor in Virginia to handle the sale of their current home, monitored inventory and pricing, and moved decisively when the timing was right. On their house-hunting trip they toured nearly a dozen homes. She stayed in touch through voice notes and late-night calls across the holidays.
The outcome
The first home they saw was the one. They were under contract a few days later and closed during the holiday season.

Corporate-relocation buyers, referred by another Sotheby’s International Realty agent · Costa Bella, near Lakeway (78734)

A corporate relocation that chose lifestyle over the shortest commute

The situation
The buyers needed to commute to downtown Austin but did not want the commute to define the search. They wanted a gated, private neighborhood with Lake Travis or Hill Country views, resort-style amenities and access to boating and the outdoors.
The approach
Cynthia compared communities across the Lake Travis area against how the buyers wanted to live, then walked them through the trade-off: a longer, traffic-dependent commute in exchange for privacy, scenery and the feeling of coming home to a destination.
The outcome
They chose Costa Bella, a private gated waterfront community near Lakeway.

Frequently asked questions

Can Cynthia Mattiza help me buy a home before I move to Austin?

Yes. She has run searches remotely for families relocating from Seattle, Virginia and other states, arranging virtual previews and a focused trip, and timing the closing to the buyer’s move date.

Which communities do relocating families consider around Lake Travis?

Bee Cave, Lakeway, West Lake Hills, Spicewood and Lake Travis communities such as Spanish Oaks, Rough Hollow, Lake Pointe, Belvedere and Costa Bella. The right fit depends on commute, lifestyle, privacy and schools.

How should I evaluate the commute to downtown Austin?

Test it at the hours you will actually travel. Drive times vary with route, time of day, weather and construction, so a community that looks close on a map can function differently at peak times.

Does Cynthia help with the sale of my current home?

She coordinates with a Sotheby’s International Realty advisor in your current market so the sale and the Austin purchase are timed together, as she did for a couple moving from Virginia.

Which school districts serve Bee Cave, Lakeway and West Lake Hills?

Lake Travis ISD serves Bee Cave and Lakeway campuses; Eanes ISD serves West Lake Hills. Zoning depends on the exact address, so confirm with the district’s boundary tool before you commit to a home.
