Privacy notice
This is the website of Cynthia Mattiza, Associate Broker with Kuper Sotheby’s International Realty. When you send a message through the contact form, the details you enter are stored and emailed to her. The site uses cookieless analytics, a bot check and privacy-enhanced video, and no advertising or tracking trackers.
What is collected when you send a message?
Only what you type into the form, plus a few technical details to keep the form working and safe:
- Your name, email address, phone number (if given), what you are interested in, the area, your timeline, a property address (if given) and your message.
- The exact consent wording shown to you, and that you agreed to it, with the date and time.
- The page you sent the message from and any campaign parameters in the link you arrived by.
- Your browser’s user-agent string, and a scrambled (salted, one-way hashed) version of your IP address. The raw IP address is not stored with your message.
How is it used and stored?
Your message is saved in a database hosted on Cloudflare and emailed to Cynthia so she can reply. It is used to respond to you and to keep a record of the inquiry. If sending the email fails, the message stays stored and sending is retried automatically, so it is not silently lost. You can ask to see or delete what is held about you by emailing cynthia.mattiza@kupersir.com. Your details are not sold.
What am I agreeing to when I tick the consent box?
The form shows this consent wording, and the same text is stored with your message:
I agree to be contacted by Cynthia Mattiza via call, email, and text for real estate services. To opt out, reply STOP at any time or HELP for assistance. Message and data rates may apply. Message frequency may vary.
What about analytics and cookies?
This site uses Cloudflare Web Analytics to count page views and see which pages are useful. It does not use cookies for this and does not build profiles of individual visitors. There are no advertising pixels, social-media trackers or third-party fonts. Fonts and images are served from this site.
What is the verification check on the form?
The contact form uses Cloudflare Turnstile to tell people from automated bots. Turnstile runs a short check in your browser and sends technical information to Cloudflare to do so. There is also a hidden field and a timing check that stop many bots without any effort from you.
What happens when I watch a video or follow a link?
Video thumbnails are served from this site. Nothing loads from YouTube until you click play, and then the video plays through YouTube’s privacy-enhanced player (youtube-nocookie.com), which is governed by YouTube’s own policies. Links to social profiles, listings and press take you to other sites with their own privacy practices, including cynthiamattiza.com, where listings and home search live.
