Westlake vs. Bee Cave vs. Lakeway for tech workers: scenarios, trade-offs and failure points
I’m Cynthia Mattiza, an Associate Broker with Kuper Sotheby’s International Realty, and this comparison starts from your workplace, not from a ranking. It sets out scenarios, the priorities you choose, the cost categories to price, and the reasons Westlake, Bee Cave or Lakeway can each fail a requirement you care about.
Educational, not tax, legal or lending advice — confirm with your CPA and lender. School districts are named factually and follow the exact address; this guide does not rank schools.
How should I use this comparison?
Pick the scenario closest to yours, read the trade-off, then check the failure points. It is the tech-and-workplace companion to my main-site neighborhood comparison, which covers what each area feels like; this page covers what each area does to your week.
All drive figures below are free-flow, no traffic, OSRM, measured 2026-10-22. They are a floor, not a commute time. The commute worksheet adds measured rush-hour ranges for eight of the destinations, labeled with their own method and date, and shows how to test yours.
What if my office is downtown?
Westlake has the shortest drive of the three. In free-flow routing to Google’s 500 W 2nd St office it is 9.4 minutes from Westlake, 23.5 minutes from Bee Cave and 31.5 minutes from Lakeway (free-flow, no traffic, OSRM, measured 2026-10-22). If you will be in a downtown office most days, that gap repeats ten times a week, so it deserves real testing at your departure window before you give it up for space or lake access.
What if my office is in Southwest Austin?

The gap narrows. To AMD’s Southwest Parkway campus the free-flow drive is 12.5 minutes from Westlake, 13.4 minutes from Bee Cave and 21.5 minutes from Lakeway (free-flow, no traffic, OSRM, measured 2026-10-22). Here Bee Cave is nearly as close as Westlake, so lifestyle and school district can decide it.
What if my office is in North or Northwest Austin?
West Austin is a long drive, and Lakeway can be shorter than Bee Cave. To NVIDIA’s Lakeline office the free-flow drive is 26.3 minutes from Westlake, 30.6 minutes from Lakeway and 33.2 minutes from Bee Cave. To the Apple North Austin campus site it is 23.5 minutes, 33.1 minutes and 34.7 minutes respectively (free-flow, no traffic, OSRM, measured 2026-10-22). If you work there and your priorities are mostly about the office, Northwest Austin and Round Rock are honest alternatives to compare, and I do not market representation there. If you want the space, lake or schools of West Austin anyway, plan for the drive on purpose.
What if I work at Tesla or Samsung?
Plan carefully. Tesla’s Gigafactory is in the southeast and Samsung’s fab is in Taylor. Free-flow, the drive to Tesla is 28.6 minutes from Westlake and 45.7 minutes from Lakeway, and to Samsung in Taylor it is 51.5 minutes from Westlake and 62.1 minutes from Lakeway (free-flow, no traffic, OSRM, measured 2026-10-22). For a daily commute, West Austin may simply be the wrong side of the city, and I would rather you hear that from me before you tour. If you work there only a few days a week, the trade-off changes.
How do the free-flow drives compare side by side?
Selected destinations, free-flow, no traffic, OSRM, measured 2026-10-22. The full table is in the commute worksheet.

What if I am hybrid, remote or have two workplaces?

Then office days, not distance, decide. A community that is slightly worse on a daily drive can win on a week with two office days, especially if a quiet home office and the right internet matter more. With two workplaces (yours and a partner’s) multiply each drive by the number of weekly round trips to each and add them; the two-workplace tool does this and ranks the five communities. Then use the home-office checklist, because the best commute does not help if the office does not work.
Which priorities change the answer?
These are the ones I hear most. Rank yours before you compare communities.
- School district: Eanes ISD serves West Lake Hills; Lake Travis ISD serves Bee Cave and Lakeway campuses. Zoning follows the exact address.
- Lake access and lake views: strongest around Lake Travis communities; see the waterfront guide for what to verify.
- Privacy, space and gated or golf settings: more common in Bee Cave, Lakeway and Lake Travis communities.
- Closer to the city core and downtown dining: Westlake.
- A quiet, well-connected home office: depends on the address in every community.
How can each community fail a requirement?
Every option has a failure point. These are the ones to look for before you fall for a house.
- Westlake can fail if you need Lake Travis ISD, direct lake access or the most space and privacy for your budget.
- Bee Cave can fail if you will drive downtown daily and every minute counts, or if you need a specific district, since zoning follows the address even between nearby streets.
- Lakeway can fail if your office is downtown or on the southeast side, where the drive is long, or if a resort-style setting is not what you want.
- Rough Hollow shares Lakeway’s trade-offs and has a longer free-flow drive to most destinations in my table; its origin point there is approximate.
- Spicewood can fail on drive time to nearly every employer, and the county, school district and septic or waterfront questions vary by property.
- Any of them can fail on the home office: verify internet and cellular at the address.
Which cost categories should I price in each?

I will not quote averages, because a community is not a price. Price these for the specific home, using the monthly-costs worksheet:
- The mortgage, from your lender’s written quote.
- Property tax, from the county appraisal district for that property, including any homestead exemption you qualify for.
- HOA dues and any special assessments.
- MUD or other district taxes, if the home is in one.
- Homeowners and flood insurance, from quotes for that address.
- Septic maintenance if the home is not on sewer, and the cost of the commute itself.
What should I do next?
Run your two workplaces through the tool, then ask for a shortlist. I read each request myself and tell you where I would look first and where I would not.

These are free-flow, no-traffic routing estimates from the public OSRM demo server, measured 2026-10-22. They are a floor, not a commute time: real drives at your departure window can be much longer, which is why the commute guide shows you how to test your own.
Measured rush-hour ranges: Google Maps typical-traffic range for the first recommended route, departing 8:00 AM on a Tuesday (Oct 27, 2026), measured 2026-10-23.

Frequently asked questions
Which is closer to downtown Austin: Westlake, Bee Cave or Lakeway?
Westlake. In free-flow, no-traffic routing (OSRM, measured 2026-10-22) it had the shortest drive to every destination in Cynthia’s table, with Bee Cave next for downtown. Real commutes at your departure window will be longer, so test your own.
Is Bee Cave or Lakeway better for commuting to North Austin tech campuses?
In free-flow routing, Lakeway was shorter than Bee Cave to NVIDIA’s Lakeline office and to the Apple North Austin campus site, but Bee Cave was shorter to Apple’s existing Parmer Lane address. These are floors; test the route at your own departure window.
Which school districts serve Westlake, Bee Cave and Lakeway?
Eanes ISD serves West Lake Hills, and Lake Travis ISD serves Bee Cave and Lakeway campuses. Zoning follows the exact address, so confirm every home with the district’s boundary tools.
Is West Austin a good choice if I work at Tesla or Samsung?
Often not for a daily commute. Tesla is in the southeast and Samsung is in Taylor, and the free-flow drives from West Austin are long. If you are there only a few days a week, the trade-off changes.
Does Cynthia work in Northwest Austin or Round Rock?
No. She works in West Austin and the Lake Travis communities. If your workplace points to Northwest Austin or Round Rock, she will say so honestly and you can compare with a local agent there.
