Rent first, buy remotely or sell first: choosing your path when you move to Austin

I’m Cynthia Mattiza, an Associate Broker with Kuper Sotheby’s International Realty. Relocating to Austin gives you three basic paths: rent first, buy remotely, or sell your current home first. The right one depends on how certain your job is, what your current home needs, how fixed your start date is, and what your employer’s relocation program does.

What are the three paths?

  • Rent first: arrive, live in a community for a while, and buy when you know it.
  • Buy remotely: choose and buy a home before you move, often because the start date is fixed.
  • Sell first: sell the home you own, so its equity can fund the next one, then buy in Austin.

These are not exclusive. Many moves are a rental bridge into a purchase.

When does renting first make sense?

When something important is still unsettled: the job, a partner’s job, a school choice, or which community fits. I have said in an interview that many families “test” an area before buying. Questions to answer first:

  • How long a lease would you need, and what are the early-termination terms if the job changes?
  • Is the rental in the community you are testing, or only near it?
  • Does your employer offer temporary housing, and for how long? Ask for the policy in writing; I do not quote a typical duration because I cannot source one.
  • What is your plan to find and buy a home while you are renting?

When does buying remotely make sense?

Moving boxes, coffee and keys on a front porch

When the start date is fixed and your priorities are clear. A family relocating from Seattle for a tech job transfer went from first call to contract in about one month and closed in June 2026, with the search run remotely and a community chosen before homes. Questions to answer first:

  • Have you tested the commute, the school zoning and the home office for the specific home, even if you do it by video and with someone you trust?
  • Can you fund the purchase without selling your current home first, and what does the lender need to see?
  • Who will walk the home before closing on your behalf?
  • What happens if your job changes within the first year?

When does selling first make sense?

When the equity in your current home funds the next one, or you do not want to carry two mortgages. A couple moving from Virginia was selling there and buying in Austin; I connected them with a Sotheby’s advisor in Virginia to handle the sale while we planned the move, then we waited for the right market window and moved decisively once they saw the home. Questions to answer first:

  • What will the sale net, and when? Ask your listing agent for a written range and the timeline.
  • Does your timeline allow the sale to close before the Austin purchase, or do you need a bridge, such as temporary housing or a rent-back?
  • What does your employer’s relocation program do with a home sale? See the next section.

What do employer relocation programs typically cover, and what may change?

Bedroom with a half-packed suitcase and a city view

It depends on the employer. Many use a relocation management company (RMC) to run the move. One RMC glossary from 2016 defines a Buyer Value Option as one in which the employee lists the property and generates an outside offer that the RMC checks and closes under its terms, and a Guaranteed Buyout as an offer delivered to the employee, valid under company policy for a stated period. Treat that as a vendor definition, not a current standard. In a 2026 industry survey of 549 decision-makers, 38 percent reported extended temporary housing benefits as additional support in 2025.

Watch item. A law-firm summary reports that the 21st Century ROAD to Housing Act became law on July 11, 2026, effective January 7, 2027, and restricts large institutional investors from buying more single-family homes. WERC, the relocation industry body, wrote that its definitions could unintentionally pull relocation home-sale programs into scope. I could not confirm whether relocation programs have since been exempted, so I do not promise that buyout programs will exist unchanged in 2027. Ask your employer or RMC.

On taxes, IRS Publication 15-B (2026) says Public Law 119-21 permanently eliminates the exclusion for qualified moving-expense reimbursements for most employees, so employer-paid moves are generally taxable wages. Whether your employer grosses up is their policy, not the law. Confirm with your CPA.

How do I choose between the paths?

Answer in order: How certain is the job? How fixed is the start date? Does your current home need to sell to fund the next one? What does your employer’s program actually offer in writing? Then match: unsettled and flexible points to renting first; fixed and clear points to buying remotely; equity-dependent points to selling first, often with a rental bridge.

Whatever you choose, price the monthly cost with your own numbers in the monthly-costs worksheet, and if equity compensation is part of your plan, read buying with RSUs.

Client stories

Relocating family (one child), referred by a family member · Lake Pointe, Bee Cave

Seattle to Lake Pointe: a remote relocation that closed on the job-transfer timeline

The situation
A family moving from Seattle for a tech job transfer had a fixed start date, little time to visit, and a city they had not lived in. They wanted to be close to family in a neighborhood that felt like a community, where their son could ride his bike and make friends quickly.
The approach
Cynthia ran the search remotely and matched the family to a community before showing homes, comparing Lake Travis-area neighborhoods against what they said mattered: a welcoming community and everyday convenience. Lake Pointe came out on top. She also personally knew three of the family’s direct neighbors.
The outcome
The family closed in June 2026 on the timeline the job transfer required, about one month from first call to contract.

Virginia to Austin: a two-state move that closed over the holidays

The situation
Buyers were selling a home in Virginia while buying in Austin. They met Cynthia for a relocation consultation in March and chose to wait for the right market window rather than rush.
The approach
Cynthia connected them with a Sotheby’s advisor in Virginia to handle the sale of their current home, monitored inventory and pricing, and moved decisively when the timing was right. On their house-hunting trip they toured nearly a dozen homes. She stayed in touch through voice notes and late-night calls across the holidays.
The outcome
The first home they saw was the one. They were under contract a few days later and closed during the holiday season.

Frequently asked questions

Should I rent or buy when I first move to Austin?

It depends on how settled your job, family and choice of community are. Renting first suits an unsettled picture; buying remotely suits a fixed start date and clear priorities. Many moves rent first as a bridge into a purchase.

Can I buy a home in Austin before I move?

Yes. A family relocating from Seattle for a tech job transfer went from first call to contract in about one month and closed in June 2026, with the search run remotely. Test the commute, school zoning and home office for the specific home first.

What is a guaranteed buyout in a relocation package?

In one 2016 relocation-company glossary, an offer delivered to the employee and valid for a stated period under company policy. It is a vendor definition, and programs vary by employer, so ask your employer or relocation company for the policy in writing.

Are employer moving-expense reimbursements taxable?

IRS Publication 15-B (2026) says Public Law 119-21 permanently eliminates the exclusion for qualified moving-expense reimbursements for most employees. Whether your employer grosses up is their policy. Educational, not tax advice; confirm with your CPA.

Will relocation home-sale programs change in 2027?

Possibly. A law-firm summary says the ROAD to Housing Act takes effect January 7, 2027, and WERC raised concern about its definitions. Cynthia could not confirm whether relocation programs were exempted, so confirm with your employer or relocation company.
