Relocating executives to West Austin: how to choose your community

I’m Cynthia Mattiza, an Associate Broker with Kuper Sotheby’s International Realty, and I have relocated myself. This is the framework I use with executives choosing between Westlake, Bee Cave, Lakeway and the Lake Travis communities: commute, school district by name, lifestyle and privacy, plus three real relocation stories.

School districts and boundaries are named factually and change; confirm the district for any address with the district itself. This guide does not rank schools or promise commute times.

How should an executive choose between Westlake, Bee Cave, Lakeway and Lake Travis communities?

Choose the way you want to live first and the house second. The best community is not simply the one closest to the office; it is the one that supports the life you want outside of work. I work through five decisions in order: the commute you will actually live with, the school district, how you want to spend evenings and weekends, privacy versus proximity, and how you want to sequence the move.

What commute will you actually live with?

The one you measure, not the one on the map. Austin drive times vary with route, time of day, weather and construction, so before committing to a community, drive the route at the hours you will travel. The City of Lakeway describes Lakeway as about 25 miles west of downtown Austin, on the south shore of Lake Travis; that distance is a trade-off some executives make deliberately for privacy and scenery.

One corporate-relocation couple I worked with needed to reach downtown but did not want the commute to define the search. They chose Costa Bella near Lakeway and planned around a longer, traffic-dependent drive in exchange for a home that feels like a retreat. I would rather you make that trade with eyes open.

What I do: map the drives that matter (office, airport, school, club), and suggest testing them at the hours you will actually drive.

Which school district serves the address?

Two districts matter for most of the communities in this guide, and the district follows the address, not the town name. West Lake Hills is the only city completely within Eanes Independent School District, which operates five elementary schools, two middle schools and one high school (Westlake High School). Bee Cave is served by Lake Travis Independent School District, which covers 118.2 square miles bounded by Lake Travis on the north and the Travis and Hays county lines on the south, serves about 10,770 students (October 2025), and operates seven elementary schools (Bee Cave, Lake Pointe, Lake Travis, Lakeway, Rough Hollow, Serene Hills and West Cypress Hills), three middle schools and Lake Travis High School.

Zoning inside Lake Travis ISD can shift which elementary, middle or high school a home feeds into, even between two houses a few streets apart, and that difference shows up in resale value. I walk every buyer through zoning before they fall in love with a house. I do not rank schools; I point you to each district’s boundary tools and help you read them.

How do you want to spend evenings and weekends?

Answer that honestly and the shortlist shrinks quickly. Lakeway, for instance, is described by its city as a resort community with golf courses, tennis courts, marinas, a private airport, a full-service hotel and spa, and parkland and trails. Bee Cave pairs Hill Country views and privacy in neighborhoods like Falconhead, Spillman Ranch and Rocky Creek with the walkable lifestyle amenities around the Hill Country Galleria. Others prefer a gated golf community, a lake-centered waterfront setting or a neighborhood built around a school and a pool.

What I do: ask what a good Saturday looks like for each person in the household, then match communities to that answer instead of to a price per square foot.

Do you want privacy or proximity?

Neither is universally better. Some buyers want to be minutes from restaurants and entertainment; others prefer more space, controlled access and a quieter setting even if the drive is longer. Gated and golf communities such as Spanish Oaks, waterfront communities and master-planned neighborhoods sit at different points on that spectrum, and amenities only create value if they support how you live.

Should you rent first, buy remotely, or wait for the right window?

It depends on your start date and how much you already know about where you want to live. Buying remotely works when the search is built around the job-transfer date: a family relocating from Seattle went from first call to contract in about one month and closed on the timeline their transfer required. A couple moving from Virginia instead started with a consultation in March, connected with a Sotheby’s advisor to sell their home there, waited for the right market window, and went under contract days after the first home they saw. Renting first is also common: in my experience many families “test” an area before buying.

How do the communities compare at a glance?

A starting map, not a verdict. District follows the address, so verify each home.

What is my own relocation story?

I have lived across South America and California, arrived in Austin in 2008, and lived near downtown for about ten years before moving west. In 2020 my husband and I built our home and settled in Bee Cave, and I have spent the years since building roots here. So when a client tells me they are worried about landing somewhere new, I say I have been in their shoes, and I mean it.

What do I do for relocating executives?

I run the search remotely, compare communities against your priorities, arrange virtual previews and a focused trip, provide vetted lists of brokers, title agencies and inspectors, coordinate with a Sotheby’s advisor if you are selling elsewhere, and introduce you to neighbors so you land with a community. Client stories

Relocating family (one child), referred by a family member · Lake Pointe, Bee Cave

Seattle to Lake Pointe: a remote relocation that closed on the job-transfer timeline

The situation
A family moving from Seattle for a tech job transfer had a fixed start date, little time to visit, and a city they had not lived in. They wanted to be close to family in a neighborhood that felt like a community, where their son could ride his bike and make friends quickly.
The approach
Cynthia ran the search remotely and matched the family to a community before showing homes, comparing Lake Travis-area neighborhoods against what they said mattered: a welcoming community and everyday convenience. Lake Pointe came out on top. She also personally knew three of the family’s direct neighbors.
The outcome
The family closed in June 2026 on the timeline the job transfer required, about one month from first call to contract.

Relocating buyers and out-of-state sellers, introduced by a past client and a college friend · Austin

Virginia to Austin: a two-state move that closed over the holidays

The situation
Buyers were selling a home in Virginia while buying in Austin. They met Cynthia for a relocation consultation in March and chose to wait for the right market window rather than rush.
The approach
Cynthia connected them with a Sotheby’s advisor in Virginia to handle the sale of their current home, monitored inventory and pricing, and moved decisively when the timing was right. On their house-hunting trip they toured nearly a dozen homes. She stayed in touch through voice notes and late-night calls across the holidays.
The outcome
The first home they saw was the one. They were under contract a few days later and closed during the holiday season.

Corporate-relocation buyers, referred by another Sotheby’s International Realty agent · Costa Bella, near Lakeway (78734)

A corporate relocation that chose lifestyle over the shortest commute

The situation
The buyers needed to commute to downtown Austin but did not want the commute to define the search. They wanted a gated, private neighborhood with Lake Travis or Hill Country views, resort-style amenities and access to boating and the outdoors.
The approach
Cynthia compared communities across the Lake Travis area against how the buyers wanted to live, then walked them through the trade-off: a longer, traffic-dependent commute in exchange for privacy, scenery and the feeling of coming home to a destination.
The outcome
They chose Costa Bella, a private gated waterfront community near Lakeway.

Frequently asked questions

Which school districts serve Westlake, Bee Cave and Lakeway?

West Lake Hills is the only city completely within Eanes ISD. Bee Cave is served by Lake Travis ISD, whose campuses include Bee Cave, Lake Pointe and Lakeway elementary schools. The district always follows the specific address, so confirm with the district before you commit.

How far is Lakeway from downtown Austin?

The City of Lakeway says it is about 25 miles west of downtown Austin, on the south shore of Lake Travis. Actual drive time depends on route, time of day, weather and construction, so test it at the hours you will travel.

Can I buy a home in Bee Cave or Lakeway before I move to Texas?

Yes. Cynthia Mattiza has run remote searches for families relocating from Seattle and Virginia, using virtual previews and a focused trip. One Seattle family went from first call to contract in about one month and closed in June 2026.

Is the commute the most important factor in choosing a community?

It matters, but it should not be the only one. Cynthia asks how you want to spend evenings and weekends, whether you prefer privacy or proximity, and which district serves the home, then tests the commute against those choices.

Should relocating families rent before buying?

Many families test an area before buying, and renting first is common. Others buy remotely when the timeline is fixed by a job transfer. The right choice depends on your start date, how well you know the area and your household’s needs.

Does Cynthia rank schools for relocating clients?

No. She names the districts factually, explains how zoning inside Lake Travis ISD can change which campus a home feeds into, and points you to each district’s own boundary tools rather than ranking schools.
